NDIS (SDA) Investment Properties
Australia is home to over 4.3 million individuals with disabilities, comprising about 17% of the population. Among them, approximately 530,000 require permanent and substantial support. A subset of around 35,000 individuals necessitates Specialist Disability Accommodation (SDA) in addition to their existing support systems. SDA represents a crucial and enduring initiative for those with significant support needs.
The Federal Government announced in 2019 a plan to transition all Australians under 45 residing in nursing homes into SDA housing within three years, with a further expansion to include those under 65 within six years. The projected demand for SDA homes, initially estimated at 6% of the disabled population, has already doubled in trial areas, necessitating an increase in the number of SDA properties.
SDA providers received a total of $228 million in payments in the fiscal year ending March 2023, a substantial increase from $90 million in 2020. This reflects an annual growth rate of 36% over the past three years, with the government aiming for payments to reach $700 million annually.
